Repair Responsibilities

Guinness Midsummer will keep the following in good repair:

• Roofs, chimneys, drains, gutters, pipes outside walls, doors and windows, interior walls fittings and fixtures, ceilings, floors and woodwork, boundary walls and fences where provided by Guinness Midsummer.
• Repairs to communal areas, including entrances, landings, stairs, lighting, refuse facilities.

We will also look after the installations and services in your home including:

• Electricity, gas and water supplies basins, sinks, baths and toilets.
• Central heating, fireplaces, heaters and water heaters.

Repairs that you are responsible for include:

• Decorating inside your home, repairs to fixtures and fittings, including fences, walls and outbuildings that you have provided. Making good any wilful or accidental damage caused by yourself, your family, pets or visitors to the inside or outside of your home and our fixtures and fittings, replacement of electrical fuses and light bulbs, tems such as broken windows, lost keys, damage to locks and adjustments for carpets, blocked drains and toilets, loft insulation and the lagging of pipes.
• Smoke Alarms.
