Mutual Exchange A mutual exchange is a straightforward 'swap' of homes by two or more housing association or council tenants.
Guinness Midsummer tenants can register free with HOMESWAPPER, which is a nationwide mutual exchange service. This service can help find swaps within your local area, or throughout the UK. When you register, please say you are a Guinness Trust tenant when prompted.
Guinness Midsummer tenants can also register on the The Guinness Partnership mutual exchange service at http://www.guinnesstrust.org.uk/living/Resident+Services/Mutual+Exchange/Home.htm. There is a computer in our reception for those tenants who do not have internet access. Quite often exchanges are also advertised by tenants placing cards in shops or through the local newspaper.
Please contact our Housing Advice Team if you wish to look at or advertise on the list. From time to time, Guinness Midsummer may be able to match tenants who are looking to transfer or exchange and can put both tenants in touch with each other.
If you find an exchange that may be suitable please contact the Housing Advice Team for an application form, as Guinness Midsummer's approval is necessary. A mutual exchange will involve accepting your home in its present condition with regard to decoration, repairs and alterations.
The right to a mutual exchange is not available to those with Assured Shorthold Tenancies, Starter Tenancies, Licensees and Leaseholders.
Approval to an exchange may not be granted in a number of circumstances including:
- If your home is not reasonably suited to the needs of the other tenant. For example, if overcrowding or under-occupation would result or the property is designated or adapted for the elderly or disabled.
- Legal action has been taken against you for breach of your tenancy agreement.
- If there are rent arrears, in which you case the approval would be conditional upon your account being cleared.
