Tenancy Agreement Improvements 2008/09

All of the landlords within The Guinness Partnership wish to work together to provide a consistent quality of service. To do this we need to try to minimise the differences between the separate partners’ tenancy agreements as this forms the basis of our relationship with all our residents.

 

With this is in mind, we are updating the terms and conditions contained within the tenancy agreements and these will be used by all the partners. Work on this is only just beginning and we wanted to keep you fully informed as it progresses.

 

At the moment, the agreement that you signed when you moved in your home depends on which organisation owns your property and on what date you signed the agreement. The main types of tenancy agreement are secure, assured or assured shorthold, which is also known as a starter tenancy. All of the agreements met the relevant legislation of the time although as the law has changed a variety of new tenancy agreements have been introduced.

 

Each type of tenancy will be varied so that they include changes in law and current good practice. The agreements will set out clearly your rights as a tenant and our obligations to you as your landlord on such matters as repairs and maintenance and how we deal with anti-social behaviour. There will also be changes to other agreements, such as those for garages.

 

We are planning to have a standard set of agreements which can be used by all new tenants from the summer of 2008 onwards and we will also consult with existing tenants later on next year. Please rest assured that we will not change your type of tenancy (for example secure or assured) and that changes will not compromise your current rights.

 

As well as future news items, we will also be carrying out extensive consultation with all residents’ groups and all tenants will get an information pack through the post. Please keep your eyes peeled over the coming months for more information.
